Who can rent HDB in Singapore?
You may rent your HDB flat to the following types of tenants:
- Singapore citizens.
- Singapore permanent residents.
- Non-citizens holding the following passes (validity period at least 6 months): Employment pass. S pass. Work Permit holders from Construction, Marine and Process sectors must be Malaysians.
Can I rent an HDB?

Can my friend stay in my HDB flat?
As long as you are collecting rent for someone’s stay in your flat, you will need to register the tenant. This is to ensure the person is legally allowed to stay in Singapore, and that the subletting quota for the neighbourhood is observed.
How long can foreigner rent HDB?

You must rent an HDB flat/ bedroom for at least 6 months. Owners can apply to rent out flat/ bedrooms for a maximum period of 3 years per application if their tenants are all Singaporeans or Malaysians. For application involving non-Malaysian non-citizens, the maximum rental period per approval is 2 years.

According to HDB’s (open market) rental stats, renting a 2-room HDB flat normally costs about $1,400 to $1,600 a month. Even the most expensive rental price of $205 to $275 a month is just a tiny fraction of that price.

Can I rent a HDB flat if I own a HDB?
Tenancy/ property ownership status Prospective tenants must not be a tenants of public rental HDB flats or owners of other HDB flats unless they are: Divorced/ legally separated. In this case, only 1 party can rent a HDB flat from another flat owner. Owners who are eligible to rent out their whole flat.
Can Singapore citizens rent out their flats?
Singapore Citizens who have fulfilled the Minimum Occupation Period can rent out their flats. Only Singapore Citizens are allowed to rent out the HDB flat. Singapore Permanent Resident flat owners are not allowed to do so. You can rent out your flat after fulfilling the 5-year MOP.
Can non-Malaysians rent an HDB flat in Singapore?

How do I rent a flat from HDB?
You should visit the flat you intend to rent and ensure that the person you are dealing with is the rightful owner of the flat. You can do so by requesting for documentary proof of the flat’s ownership. If you are renting the whole flat, ask the flat owner to show you the printout of HDB’s confirmation of his eligibility to rent out the flat.
